Since 1984, Intrapac has grown to become one of Australia’s most trusted and successful private property developers.

  • Our Reputation

Combining the strength and capabilities of a major corporation with the individualised care and accountability of an attentive, close-knit, private company, Intrapac has earned a reputation for managing risk and maximising results for investors and residents alike.

Intrapac Property has built a proud legacy of creating inspiring residential communities across Australia. Our community portfolio spans from boutique luxury addresses to contemporary neighbourhoods, offering a broad diversity in product and target market.

We believe in creating places people are proud to call home – places that positively contribute to the built environment and withstand the test of time.

Our team is personally invested in maintaining and enhancing this legacy. We bring openness and respect to our dealings with project stakeholders, and expertise and entrepreneurship to the realisation of our projects.

We generate value.

Our desirable, inclusive, and environmentally sustainable communities consistently generate long-term value uplift for our purchasers and strong financial returns for our investors.

Partnerships are our foundation.

We have long-standing partnerships with established private investors who financially underpin our endeavours. We also specialise in partnering with landowners to help them realise the long-term gains associated with our holistic approach to property development.

We are placemakers.

We collaborate with Australia’s leading urban designers, architects and landscape architects to instil each residential community with a unique sense of place. We are bold in our approach and have a solid track-record for transforming technically challenging sites into exemplary outcomes driven by a willingness to innovate and embrace new ideas and thinking.

We are astute market analysts.

As a private developer, we have the freedom to be strategic and methodical, ensuring every acquisition has a robust rationale. We take care to develop a compelling and innovative vision for every project that is responsive to the unmet demand and demographics of the local market.

We care about our impact.

We lead the industry in the application of water saving, biodiversity enhancing and environmentally sustainable land development practices and the provision of low carbon, energy-efficient homes – with the recognised accreditations to match.

We are one of Australia’s most trusted and successful property developers.

Our Vision

Founded by Executive Chairman David Payes AM in 1984, our family-owned company is built on David’s firm conviction to foster new communities. In the 39 years since our first residential subdivision, Silkwood Rise, we have proudly created social, environmental and economic value through every project.

Every new venture stems from a thoughtful and disciplined approach to land acquisition. We acquire parcels based on the advantages of their location and natural assets – land that can provide purchasers with unique and convenient lifestyles.

We are not afraid of tackling the significant challenges of acquiring and developing sites even when there are major complexities in bringing them to fruition. We take a long-term approach, building trusting relationships with landowners and our partners to patiently find the appropriate parcels.

We have particular expertise in environmental and geotechnical remediation, regularly rehabilitating degraded, contaminated and excavated sites. We return the land to a usable, healthy state, preserving and enhancing waterways, wetlands, flora and fauna in the process.

We are committed to delivery, working skilfully with our contractors and consultants while proactively and collaboratively engaging with local communities, the government and authorities to bring our vision for each project to fruition.

We are property development industry leaders both literally and figuratively. Our CEO, Maxwell Shifman, currently serves as the Urban Development Institute of Australia (UDIA) National President, following three years as Vice President.

Our Founder and Executive Chairman, David Payes, is an Australian property industry stalwart serving the UDIA (VIC) in multiple roles as President, Vice President, Director, Women in Property mentor and a National Councillor.

  • Our Commitment

We carefully consider how to differentiate each project via a compelling vision that combines exemplary urban design, landscaping, built form and dwelling diversity. These aspects ensure that projects sell quickly and, importantly, create growth in value for purchasers into the future. Our developments remain sought after well after they are completed.

Sustainability

We understand that positive social and environmental outcomes are not only good for our purchasers, the community at large and the planet, but also benefit our business. Our excellent track record contributes to many landowners’ decisions to entrust their legacy to us by selling their land or collaborating with us to see it developed. Our many long-term financial partners confidently invest in our projects, time and time again.

Intrapac has achieved more UDIA EnviroDevelopment accreditations than any other developer in Australia – cementing us as the leader in creating sustainable residential housing.

In Victoria, Kinley has achieved a “world leading” 6 Star GreenStar Communities rating, verifying our commitment to taking a sustainable approach to ecosystems, materials, water, waste, energy and community.
