In the 1980’s Intrapac acquired a 30 hectare site adjoining a Stockland project of similar size. Intrapac was able to achieve a 20% premium to the similar sized and located allotments of Stockland’s project.
Intrapac used the following techniques to achieve premium sales rates which at the time were considered innovative and have become common place in today’s residential subdivisions:
- Innovative streetscape designs through paving of roads and parking bays and planting mature avenue trees;
- Entry to the estate contained 2000 sq m lots compared to the estate average of 750sq m; and
- Architect designed homes were constructed on the entry to the estate which substantially improved the prestige of the estate.
