National land developer, Intrapac Property, has opened its purpose-built community facility designed to enhance social connection and gathering amongst its 6,500 future residents, at its Whiterock project in Queensland Priority Development Area, Ripley Valley.
Whiterock Community House was officially handed over to the residents of Whiterock today by Hon Shayne Neumann, Federal Member for Blair, highlighting the importance of delivering much-needed housing precincts designed with placemaking, sustainable design principles and community-building at the fore.
The 230sqm ‘home’ located in the heart of Whiterock will offer a variety of flexible uses from maternal and child services, health & wellbeing and community events.
In addition, Intrapac has employed a dedicated on-site team of Community Development Officers, who will act as a liaison, host and support network for Whiterock’s growing population.
Prioritised by Intrapac as one of the first deliverables in the development program, Minister Neumann said that was in attendance to support Intrapac’s commitment to the community.
Intrapac’s national approach to housing development is centred on creating spaces people will actually use, that foster wellbeing, connection and gathering.
“Placemaking is about delivering collaborative places where people can create and build lasting relationships and giving back to the community spaces that improve the vibrancy, wellbeing and potential of a community,” said Max Shifman, CEO of Intrapac and National Past President of the UDIA.
“This is more than a building; it symbolises our commitment to fostering a sense of community. It’s a place where people can come together, they can share ideas, have workshops, connect with one another and really enrich their lives.”
The newly opened Community House will complement the diverse built and natural amenity at Whiterock, including a conservation estate that borders the project.
The White Rock-Spring Mountain Conservation Estate spans 2,500 hectares and is being protected from future development, with bike trails, scenic lookouts and tranquil woodlands serving as a backdrop to Whiterock’s residential neighbourhood. Cultural heritage has also been considered, with elements of the conservation area home to sacred sites remaining untouched out of respect for the Traditional Owners and future generations.
Whiterock Estate is also set to contribute to state and national housing goals, injecting 2,300 homes into the national housing pipeline, directly working to solve the housing crisis and contributing to priority areas within the region.
Whiterock Estate is positioned within Queensland’s rapidly growing Ripley Valley Priority Development Area (PDA), which is set to house an additional 131,000 people and 48,750 homes across 4680 hectares, the largest of Economic Development Queensland’s 34 Priority Development Areas.
This will form part of the Queensland Government’s goals to contribute one million new homes across the state by 2046.
Off the back of this week’s federal budget announcement, Shayne Neumann said: “Affordable, good housing is really critical for our local area. As Ipswich continues to grow it’s very, very important that we get good quality homes, and in places that don’t flood, and aren’t as subject to the vagaries of climate change.”
“The federal government is very committed to housing; we’ve passed so many pieces of legislation, such as the Housing Australia Future Fund. 4,200 people locally here in Ipswich and surrounds have accessed funding for the Home Guarantee Scheme, and with the Help to Buy Scheme, we anticipate that Ipswich will get part of the 8,200 homes that people get access to and ensure they get into their first homes.”

Intrapac’s Whiterock Estate is now 15 per cent delivered, with an additional 1,900 homes still to be delivered and construction completion is set to occur by 2033.
