Intrapac Property today welcomed the approval of the Lloyd Creek Rural Village Area Plan announced by Minister Joshua Burgoyne MLA. This significant milestone unlocks the potential for a transformative masterplanned community that will stand apart from any previously seen in the Northern Territory.

Lloyd Creek Rural Village will be the first of its kind in the Northern Territory. The vision encompasses a central lake surrounded by walking and cycle tracks, a neighbourhood activity centre, schools, health services, sports facilities and retail precincts. Additionally, around 500 acres will be dedicated to conservation, ensuring the protection of the area’s significant environmental values. Homes will integrate tropical-style designs with wastewater recycling capabilities to harmonise with the natural landscape Intrapac has invested extensive time and effort responding to best practice environmental recommendations from the Northern Territory Environment Protection Authority, implementing safeguards such as Erosion and Sediment Control Plans for each stage, riparian zone protections, adaptive management frameworks for biodiversity, and detailed constraint mapping incorporated into the Specific Use Zone.
The project will inject up to $5 billion in total investment value over 30 years—including an initial $1.78 billion capital outlay and $3.55 billion in construction output—while creating more than 300 full-time ongoing jobs, directly supporting the NT Government’s growth targets for the Greater Darwin region through population expansion and infrastructure delivery.
