Intrapac’s Murdoch Road site, Wangaratta
Murdoch Waters, Wangaratta
In a premium pocket of regional Victorian town, Wangaratta, Intrapac will be welcoming one of its newest communities.
The 127-lot infill site sits within an established area, offering immediate access to local amenities and a strong understanding of the surrounding context.
“It was a standout opportunity,” says Intrapac CEO Max Shifman. “We’re always discerning with acquisitions, and this site’s location — in a growing and desirable township, alongside quality existing infrastructure — really appealed to us.”
Bordering a natural billabong, the site also presents a unique opportunity to create shared green space, offering future residents a place to connect with nature and each other.

Darebin Creek Trail
McKimmies Road, Bundoora
Adjacent to Darebin Creek, Intrapac’s newest Victorian project will place a strong emphasis on the protection and enhancement of the site’s existing ecology.
The former quarry – now disused and rehabilitated – offers a rare opportunity to transform one of metropolitan Melbourne’s largest infill sites into a sustainability-led residential community in a well-established suburb.
“We saw real potential in the location,” says Hamish Macdonald, Senior Consultant at Intrapac. “With up to two kilometres of creek frontage, it comes with planning complexity, but also the chance to deliver an incredible living environment.”
The project will explore environmentally responsive design and materials, while adapting to market needs over time to determine the right mix of homes for its future residents.
The Bundoora community is set for completion in 2031 and is expected to hit the market in late 2025.

Upper Heidelberg Road, Ivanhoe
In Melbourne’s established suburb of Ivanhoe, Avant Townhomes – a subsidiary of Intrapac Property – is delivering a boutique collection of 16 residences that thoughtfully respond to the area’s existing character.
Opportunities for new housing in Ivanhoe are increasingly rare, making this infill project a valuable addition to a tightly held market. With excellent transport connections, strong infrastructure, and proximity to leading schools, the location is well-suited to young professionals and families.
“We see this as a chance for buyers — especially those returning to the area — to access the Ivanhoe market through a well-considered, contemporary home,” says David Lunardi, General Manager of Avant Townhomes.
Ivanhoe is currently in development, with expected practical completion by 2026, and targeting its first residents by early 2027.
