David Lunardi is a highly experienced property development and built form specialist with extensive expertise across medium-density housing, masterplanned communities and residential construction delivery. As General Manager of Avant Townhomes and Development Manager at Intrapac Property, David plays a leading role in shaping some of the company’s most innovative and design-focused residential projects across Australia.

Drawing on hands-on experience in project management, construction and built form delivery, David approaches development with a strong focus on quality, longevity and creating homes people are proud to live in. Since joining Intrapac in 2014, he has helped deliver a range of award-winning communities including QUAY2 and Somerfield, projects recognised for their urban design, landscaping and long-term liveability outcomes.

Recognising growing demand for more connected, low-maintenance and architecturally designed housing, David was instrumental in establishing Avant Townhomes — Intrapac Property’s dedicated townhome division. Under his leadership, Avant Townhomes has evolved into a nationally recognised medium-density housing brand delivering contemporary townhomes and low-rise apartments across Victoria, Queensland and New South Wales.

David is particularly passionate about creating homes that balance architectural integrity, sustainability and long-term functionality. Working closely with leading architects and consultants, he has helped shape projects including Aureus, Three82 Ivanhoe, Sixth Avenue Aspendale and Northridge Townhomes at Whiterock, each designed to respond thoughtfully to their surrounding environment and community context.

His expertise spans the full development lifecycle — from acquisition, planning and design through to construction and delivery — allowing him to oversee projects with a strong emphasis on quality control, placemaking and end-to-end accountability. This integrated approach has helped position Avant Townhomes as a leader in contemporary low-maintenance living, delivering homes designed for the way Australians want to live today.
