In 2024, the property industry experienced highs, lows and everything in between. Alongside rising interest rates and construction costs, the Victorian Government announced a suite of policies aimed at helping more Australians become homeowners.
At Intrapac, we, like everyone else in our industry, have felt the repercussions of a fluctuating property market and a lack of supply this year, and have seen first-hand its impact on purchasers.
Intrapac Property CEO, Max Shifman, recently sat down with us to take a look back on the year and highlight the goals and objectives that will help shape 2025.
A Look Back on 2024
“2024 has been a really interesting time in the property sector, and we’ve had to look very carefully at what we’re going to do going forward in terms of being able to deliver more affordable homes for more people,” explained Max.

A standout for the year proved to be our Whiterock project located in the heart of Ripley Valley, Queensland. The masterplanned community, which borders the area’s 2,500 sqm conservation reserve continues to go from strength to strength.
Not only are we well on track in bringing the project to life, but have achieved significant sales and marketing results, including becoming a finalist for UDIA Queensland’s Excellence in Marketing.
“Whiterock’s really been the shining beacon for what’s been a challenging year overall for the industry,” shared Max.
The final months of the year also saw the physical completion of Whiterock’s Community House, a dedicated space for residents to come together and partake in a range of workshops, classes and activities with their neighbours. This marks an important step in our efforts to create a resilient, well-connected community for the future with an official launch event planned for January.

In 2024, we also continued to take strides with our Northern Rivers community Aureus, for which we shared our newly designed Aureus Village for community consultation.
“Aureus Village was another particularly interesting milestone in 2024. Having set out with a concept idea in mind at the commencement of the project for this important space, planning and economic changes in the region meant we needed to go back to the drawing board to review our plans,” Max described of the process.
Aureus, located in the Northern Rivers region of New South Wales, is a prime beachfront lifestyle, just 25 minutes from Byron Bay.
From the inception of the project, we set out to create a cohesive Village that would enhance the lives of those calling it home. However, after an in-depth market assessment analysis it became evident that certain elements would not be viable.
“The refreshed design is true to the core of our initial vision which was shared with the local community. We’ve opened a constructive dialogue between us and the residents and remain focused on delivering a great outcome for all.”
The Aureus Village plan is now all but ready to submit to the Ballina Council for approval, and we look forward to sharing updates in the new year.

The Year Ahead
Rising construction costs proved to be a major hurdle this year but they have also pushed us to identify how we can find effective ways to continue to deliver the quality homes that we are known for in 2025 and beyond.
“Now is a time for us to really innovate and plan for what’s ahead, including delivering more diverse and more compact housing,” explained Max.
As a strong advocate for effective housing solutions, Max is adamant that the way to deliver on housing targets is through the corporation of compact options such as Townhomes.

Several key Intrapac projects will shape 2025, including the return of some projects that have faced their own challenges.
“2025 is going to be an interesting and exciting year for Intrapac. We’ve got several project launches ahead of us for projects in Northern New South Wales as well as in Victoria,” continued Max.
“We will also see the relaunch of some projects that have been on a bit of a hiatus because of planning challenges that we have faced around the country.”
Not only do these new projects help us to expand our growing national portfolio but they will also contribute to achieving desired housing targets around the country.
